Vizcaya is undertaking several important construction projects in 2026 to protect and enhance the estate. Much of the Main House and most of the Formal Gardens remain open and looking beautiful.
As you plan your visit, please note that several areas throughout the campus are currently closed. These include select garden areas, like the Maze and Theater Gardens, and some interior spaces in the Main House, which have been deinstalled to prepare for preservation improvements. You will also see scaffolding on two facades of the Main House exterior as well as over the Swimming Pool Grotto.

DURING CONSTRUCTION, VISITORS CAN ENJOY
- Self-guided exploration of the Main House and Formal Gardens with free audio tours and spotlight talks
- Several rooms on the first floor in the Main House, including the East Loggia with a view of Biscayne Bay
- Ample garden areas, including the Secret Garden, Center Island and Parterres, Garden Mound and others
- Casual dining at Vizcaya Café and Shop and the Village Café
- Contemporary Art Program installation, Headwind (November 5, 2025–May 18, 2026)
- Stunning views of Biscayne Bay, including three historic waterfront features: The Tea House, The Barge and the Boat Landing
- The newly restored Marine Garden and peacock columns
- The Vizcaya Village Farmers Market, every Sunday from 9:30 a.m. to 3:30 p.m.
Current Capital Improvement Projects
Main House | Windows and Doors Project
The Main House is getting a significant storm-readiness upgrade. Original windows and doors are being restored and new storm panels are being added to protect against hurricanes. This project was funded in part by a grant from the Federal Emergency Management Agency’s Hazard Mitigation Grant Program and administered by the Florida Division of Emergency Management.
Gardens | Flood Barrier Project
We’re installing new flood barriers to help prevent flooding in the gardens. While we’re at it, we’re also refreshing the plantings in these areas, introducing new shrubs and greenery to bring renewed life to these intimate
Main House | Swimming Pool Grotto Project
One of Vizcaya’s most enchanting and rarely seen spaces, the Swimming Pool Grotto, is currently undergoing conservation of its extraordinary ceiling mural by artist Robert Winthrop Chanler. This project stabilizes and conserves the mural while addressing structural conditions that have affected the space over time, helping preserve it for future generations. This project is supported in part by a Save America’s Treasures grant from the Historic Preservation Fund administered by the National Park Service, Department of the Interior.
